Bedroom Descriptions

* Bedroom Rates: Rates are based on total number of bedrooms required during your stay. Each bedroom is considered to be double occupancy. The only exception is children under 2 years age are allowed to sleep with parents. We only rent to one party (family) at a time. This rate structure allows us to keep our rates lower for smaller parties that do not require use of all the bedrooms. Bedrooms and sofa beds not ordered are locked so it is important that guests place orders accurately.

* Accidental Damage Insurance: $45.00 provides up to $1500 in coverage. This is the minimum level of coverage that is required for renting ths villa.

* Air Conditioning:   The Villa is fully air aonditioned with high energy efficient split systems throughout the villa. Air conditioning in all the bedrooms is included in the rate. A daily surcharge of $30.00 per night for air conditioning in the kitchen, great room areas of the villa (must be ordered separately as an optional fee).  If the air mattress is ordered a/c in the kitchen and great room is included in the rate.   

* Check-In Time: 5:00PM

* Check-Out Time: 10:00AM

* Change in Time Option: Early Check-In/Late Check-out Option $20.00/hr (option is only available when we do not have a back-to back booking).

* Credit Card Payments: We accept the following credit cards (Visa, American Express and Master Card)

* Day Guests/Visitors: Per the terms of our permit and insurance carrier, only paying guests are allowed to be on the property. Renters that have booked a stay and would like to invite family or friends as a day visitor will require pre-authorization. A maximum of two day guest visitors will be allowed at a rate is $10.00 per visitor. The names of the two authorized day guests must be shown on the rental agreement guest list with a notation that they are day guest visitor.

* Discounts:  We offer a 5% discount to guests that pay by Cashier’s Check, Personal Check or Money Order. Security deposit payments must arrive 14 days prior to the arrival date or discount will not applicable. * Extra Sleeping Capacity: The villa has a queen size air mattress that is optional and must be ordered separately.

* Greeting Service: Airport greeting service fee $150.00 one way, plus $50.00/hr extra wait time fee. If luggage is carried by our greeter the fee is $25.00 extra. This service is quite expensive as greeter must coordinate the guests travel literary and track the status of your flight times. A secondary option is to hire a taxi at the airport to help guide you to the villa and carry extra luggage.

* Guest Service/Cleaning Fee: The guest service/cleaning fee is based on the number of bedrooms required to be attended to during your stay and is based on an allotment of time refer to guest service fee schedule.

* Pets: The Pet fee is $25.00/nt plus a refundable pet security deposit of $100.00. Refer to pet policy.

* Rates: Vacation rental rates do not include 8% tax or cleaning/guest service fees and are subject to change without notice.

* Rental Application Fee: $35.00 This is a one-time fee that is only charged to renters that have not stayed with us before. We require that new renters provide us with a copy for their Driver's License to insure that the person that is named on the rental agreement is accurate and meets our age requirement. The fee also covers our time to verify references or to confirm you are a vacation renter is good standing.

* Reservation Changes: No deletions to a confirmed reservation will be allowed. Renter can make additions to the reservation up until two weeks prior to arrival without charge. No charge for up to two reservation changes, a $20.00 reservation change fee will be applied on the third change or after the final confirmation details have been sent.

* Reservations Deposits: A 20% deposit is required at time of booking, the balance is due 60 days prior to arrival. Reservations greater than one year a 25% deposit is required at time of booking and the second payment of 25% is due six months prior to arrival with the balance due 60 days prior to arrival. Reservation deposits made by check will require funds to be held by authorization hold on a credit card. If the check is not received within 7 days the credit card will be automatically charged and credit card fee applied to the reservation.

* Reservation Holds: Sorry no courtesy reservation holds permitted. Please review Rental Polices carefully before processing a reservation on line.

* Sleeping Capacity: All guests staying on the premises must pay for sleeping accommodations either by ordering a bedroom or ordering extra sleeping capacity. We do not allow guests to bring sleeping bags, air mattresses, sleep on the floor or on the tops of the sofa’s. We reserve the right to cancel reservations if sleeping accommodations are not adequate for the number of occupants listed on the reservation.

* Travel Insurance: We highly recommend trip insurance should you need to cancel your reservation. For information or a quote click here

* Use of Grounds: No charge for use of the grounds for a wedding or family reunion when a guest has booked the full house rate for a party of 6 guests and all members of the party are shown on the rental agreement guest list. For greater than 6 guests the fee is $300.00 plus a $300.00 cleaning and $600.00 water tanker fee.  Maximum occupancy cannot exceed 20 guests. Refer to Use of Grounds policies
